1954 ranch · four rooms · ten months

Already renovated twice, both times badly. We kept the plan and the terrazzo and spent the budget on what was structurally wrong: the ceiling height in the living room, the window openings on the west side, and a kitchen fitted around a chimney that was no longer there.

Living room and study · six months

The clients had one instruction: they did not want to hear each other from the kitchen to the study. Most of the six months went into the stair wall and the glazing line and almost none of it into furniture. That is an unusual way to spend a budget and we said so before they signed.

Old Naples

Two-bedroom cottage · kitchen and both baths · five months

The only real problem was that both bathrooms were dark, and there was no way to add a window to either. The money went into surfaces and light instead of layout — a cheaper project than the clients expected, which we told them at the walk-through rather than after.
